By raw ฿/sqm, the studio wins at ฿495/sqm — the cheapest per-square-metre option on the table. A studio renter pays roughly 25% less per square metre than a 1BR renter and 39% less than a 2BR renter.
That said, "best value" depends on what you're optimising for:
If you're solo and want maximum savings → studio (฿13k median)
102 active listings, average 28sqm — enough for a bed, desk, kitchenette and small living area. The catch: studios are concentrated in older buildings and outer zones, so your station options narrow. Most studios cluster around Lat Phrao, Bang Na, and Lower Sukhumvit.
If you're solo and want comfort → 1BR (฿17k median)

The studio paradox
Studios look like the value play on paper, but most expats don't stay in them long. Three reasons:
- Work-from-home reality. 28sqm with no separate room means your bed is your desk is your couch. Burns out fast.
- Older buildings. Studios are over-represented in pre-2010 stock with weaker amenities and aircon.
- Resale at scale. If you ever want to roommate, studios fail. 1BRs work as solo flats today and lock-room shares later.
